Whether you're juggling a full-time job, raising kids, serving in the military, or just not interested in working 40+ hours per weekāthis episode is for you. Step 1: Define Your Mission: What Is Your Income Goal?

Step 6: Focus Only on What Makes You Money
Ignore the busy work. Your part-time schedule should focus ONLY on these six things:
Lead Generation
Lead Follow-Up
Prequalifying
Presenting
Negotiating
Closing
Everything else is simply 'work theatre'.
Step 7: Hire a Transaction Coordinator (at 3+ deals/month for 3 months in a row)
Once youāre closing three or more deals a month, for 90 days straight, hire a Transaction Coordinator.
Time is your most valuable asset. Use it to generate income, not chase paperwork.
Step 8: Build a Referral Network
Have a few solid agents you trust to take your overflow. Donāt panic about āwhat if it works too well?ā
You donāt need a teamāyou need a plan. Once you've established yourself as a listing agent, refer your buyers to referral partners.
