Letâs get real about your database.
Study after studyâincluding our own work with thousands of agents across the countryâshows that when your database is properly nurtured, it should yield at least a 10% return. Thatâs not an estimate. Thatâs reality, backed up by real numbers from sources like HousingWire Media and RealTrends.
Translation:
If you have 100 people in your database, and youâre communicating with them consistentlyâoffering real valueâ10 of them should either do business with you directly or send you a referral in the next 12 months.
Have 200 people in your database? Thatâs 20 transactions. Multiply that by an average commission of $10,000, and you're looking at a $200,000 income streamâwithout buying a single online lead.

Donât overthink it. Donât spend six months researching CRMs or blow your budget on something you'll never use.
Pick one. Use it. Stick to it.
Your database is only powerful if it existsâand itâs only valuable if you use it.

This seems obvious, but too many agents get stuck.

If youâre not updating, your database is getting staleâand stale databases donât convert.
4. Do You Regularly Update Your Passwords?

5. Do You Use Your Database to Actually Communicate?
Having a database is not the same as using your database. Communication = conversion.

Write 5 thank-you or congratulations cards per day

Your database should hear from you often and with purpose.
6. Do You Follow a Consistent Communication Calendar?
Hereâs a simple rhythm that top producers follow:
Daily: 5 calls or texts to database contacts
Weekly: 1â2 pop-bys to your best clients or referral sources
Monthly: A value-packed email newsletter
Consistency is what turns relationships into referrals.
