  1. Update Your Visual Accountability White Boards Daily
    Track the following metrics based on your goals (using your Real Estate Treasure Map):

    • Leads

    • Active Listings

    • Buyers

    • Pending Closings

    • Closed Transactions

  2. Monitor Your Finances Daily
    Use MonarchMoney.com as your financial dashboard to track key performance indicators. Sync your savings, checking, credit cards, investment accounts, investment properties, and more. Monitor:

    • Credit scores

    • Upcoming bills

    • Actual budget

  3. Make Daily Contacts Equal to Your Transaction Goals
    If your goal is to close 20 transactions this year, make 20 meaningful contacts daily (conversations with decision-making adults about real estate). Adjust as your skills improve. Prioritize high-potential leads, such as:

    • Existing listing leads

    • Expired listings

    • For Sale By Owners (FSBOs)

    • Probate

    • Relocation

    • Past clients

    • Referrals

      Note: Just-listed and just-sold calls only count if they are directly related to your own listings.

  4. Follow Up on 100% of Leads Immediately
    Respond to every lead with furiously fast follow-up, 100% of the time, with no exceptions or excuses.

  5. Express Gratitude Daily
    Start your day by saying ā€œI love youā€ and giving hugs or kisses to those you care about.

  6. Set a New Prequalified Appointment Before Noon
    Schedule one new appointment each workday, ideally with sellers, before noon.

  7. Visit One Unrepresented Seller Daily
    Doorknock or visit one For Sale By Owner (FSBO) per day, bringing your pre-listing package.

  8. Visit One Expired Listing Seller Daily
    Doorknock or visit one expired listing seller per day, bringing your pre-listing package.

  9. Provide Transaction Updates to Pending Clients
    Stay in touch with all pending clients to provide transaction updates. Don’t let yourself be ā€œout of sight, out of mind.ā€

  10. Prioritize Fitness for Networking and Health
    Spend at least one hour daily working out, walking, or attending a fitness class. Group exercise is better for your business and will expand your Center of Influence.

  11. Meet Three New People Daily with Purpose
    Intentionally connect with three new people each day and discuss real estate. Use MeetUp.com to find new organizations and meetings to join. Focus on three areas:

    • Business networking

    • Charitable organizations
