5 QUESTIONS TO PREQUALIFY YOUR BUYERS:

1. “I assume because you’re reaching out directly, you’re not working with another agent?”

Save yourself time by confirming this early. If they’re already committed to someone else, you can move on quickly, skip the script, and save yourself time.

2. “What price has your lender told you NOT to go above?”

Instead of asking multiple questions about their financing, this one gets to the heart of the matter. You’ll find out if they’re all cash, if they’ve been pre-approved, or if they still need to talk to a lender.

3. “Which home in the neighborhood do you plan on selling?”

Spoiler: many buyer leads are also listing leads. Always ask this question—you never know when you’re sitting on a two-for-one opportunity.

4. “Paint me a picture. Ideally, what are you looking for in your next home?”

Drill down on specifics to narrow down exactly what they’re looking for. The more details you gather, the faster you’ll find the right fit—especially when off-market homes might be their only option.

5. “When I find you the home that checks all your boxes, on a scale of 1-10, how ready are you to make an offer?”

If they’re not a 10, ask what would make them a 10. This helps identify any lingering concerns that could be holding them back from making their big move.
