Want to make $1 million per year in real estate? Letās start with the math:
$1,000,000 Gross Commission Income (GCI) = 100 transactions at a $10,000 average commission
(based on a $400,000 average sale price, which is close to the national average)If your average sale price is $750,000, you only need 55 transactions.
If your average is $1 million, it takes just 40 transactions to hit your target.
What does this tell you?
You must take control of your average sale price by being proactive in attracting higher-end buyers and sellers.
You must control your costsāavoid high brokerage splits, overpriced lead services, unnecessary staffing, and speculative expenses that drain your profits.
Now letās talk about how to actually get there.
1. Own It All: Your Success Is 100% Up to You
āIf itās meant to be, itās up to me.ā
Itās not about the market, your broker, interest rates, or whoās in the White House. If you want to make a million in real estate, take complete ownership of your success.
There are more than 4.2 million home sales projected for 2025, according to NAR. Thatās 8.4 million commission sides, not including new construction, FSBOs, and off-MLS deals. The question is: how many of those are yours?

2. Invest Your Time Before Your Money
People invest four years in college, often ending up with debt and a job they hate.
In real estate, your return is much fasterāif youāre willing to put in the time. You canāt skip the learning and expect the earning. Sporadic work creates sporadic income. Consistency creates momentum.
